Terms and Conditions for Home Rental

1. Price includes reasonable use of utilities but NOT pool heating, hot tub/spa heating.

2. At the time of booking you are required to pay a non-refundable deposit of $250 per week per booking, with the outstanding balance due 30 days before the arrival date. If you book any of our homes less than 30 days before the arrival date the full balance will be due immediately.

3. We do not accept liability for any injury, damage or loss sustained by any member of your party or by any persons entering the home during your rental period.

4. It is important that guests thoroughly check our home on arrival and report any problems or deficiencies to the management company within 24 hours of arrival.

5. A refundable security deposit of $300 will be requested by the management company and must be paid on arrival at our home by you regardless of the length of your stay. This is to guard against any possible damage / loss / excessive cleaning to the property that is incurred during your rental period.

6. Check-in time is after 4:00 pm on arrival date.

7. Check-out time is strictly before 10:00 am. Failure to vacate the property by this time will result in additional charges.

8. Cancellation must be in writing by the party leader. In the event of cancellation, the following charges apply: 30 days or more prior to rental period - loss of deposit only, less than 30 days - 100% Rental Charge. For most reasons beyond your control cancellations will be covered by your Travel insurance.

9. In the unlikely event that due to circumstances beyond our control we need to make changes or cancel your booking, we will inform you as soon as possible. We reserve the right to cancel any bookings at any time, and will only be held liable to refund monies already paid by you the client.

10. In case of “force measure” your booking may need to be terminated prior to the scheduled conclusion of your booking. This is unlikely to occur, although if the situation arises we will not be able to offer refunds. Your Travel Insurance may cover you for these events.

11. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date.

12. We will strive to address any problems in a timely manner. Please contact our property manager at (407) 705- 2292 if you have any problems with your vacation home.

13. We cannot accept any responsibility for any loss or damage to your property, or for death, any injury sustained by any member of the party, how so ever caused.

14. Do not allow unsupervised children to use the pool, spa, garage or any such areas. Items such as clothes, toys etc. must not be left in the pool or spa. we cannot be held accountable, for any deaths, injuries sustained or property damages.

16. The pool safety fence must be kept in place at all times for the safety of children.

17. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.

18. If you have requested pool heating, the temperature is subject to prevailing weather conditions, etc. The pool covers must be used to retain the heat when the pool is not in use and this is the responsibility of the guest at the time. Pool heaters are designed to maintain temperatures at approx. 85F. Severe cold weather may result in lower water temperatures. Refunds are not given for weather related pool heat problems. Please Note: Pools take at least 24 hours to heat up and it is advisable to pre-book pool heat if required and not wait to book it on arrival.

19. Failure to use the spa or pool covers may result in additional charges.

20. Animals/pets are strictly not permitted.

21. Extra cleaning above the normal will incur extra charges.

23. Please note that, as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The villa is treated periodically; as part of a pest and termite control program, and are professionally cleaned.

24. Smoking is not allowed. If you smoke you are advised to do so outside.

25. All doors and windows must be closed and secured whenever you are not in the property. Guests are responsible for closing all doors and windows and for locking all doors and windows.

26. Guests using our homes are responsible for all damaged and missing inventory items or loss occurring during their stay and the cost of repair/replacement - please note that guest liability in this respect is not limited to the security deposit amount.

27. The management reserves the right to remove occupiers from the premises (without refund) for breaching of the booking conditions.

28. We will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, and technical/weather, problems with transport, aircraft grounding, and closure of airports.
